1. Number of Sales: The number of sales increased by 18% from June 2023 but is down by 12% compared to July 2022.
2. Total Net Sales Value: There was a significant surge of 50% from the prior month reaching $29,261,677, but this is a decrease of 17% from the same month the previous year.
3. Time to Escrow: The Median Days was only 43 days on the market, a 45% drop from the prior month and a massive 258% increase from the same month last year.
4. Median Net Sale Price: Remained stable at $398,250 from the previous month but showed a decrease of 14% from July 2022.
5. Highest Net Sales Price: The highest was $2,975,000, a jump of 57% from June and an increase of 35% year-over-year.
6. Net Sale Price per Square Foot: $209 per SF decreasing by 3% from June.
7. Net Sale Price Discount from Listing Price: Buyers got a 5.9% median discount rate decreasing by 20% from June but increasing by 32% year-over-year.

INSIGHTS & TRENDS

• The Burnet County real estate market showed robust growth in July 2023, with significant month-over-month increases in sales and total sales value.
• Although there’s a consistent upward trend from June 2023, year-over-year data indicates a cooling market compared to July 2022.
• Properties are staying on the market for a much shorter period compared to the previous month, but significantly longer when compared year-over-year. This could suggest that while sellers are pricing their properties more in line with buyer expectations recently, they were possibly overestimating the market value last year.
• The rise in the average discount from the listing price indicates that negotiation has become a more dominant aspect of the transaction process, with buyers having more leverage than before.
