ALEX Labs and ALEX Studios are honored to announce the release of our new for 2024 Austin Real Estate Monthly Trend Model. This model replaces our Austin Real Estate Seasonal Trend Model. This model is the ONLY source of ABOR specific monthly trend.

The model was updated with data back to January 2018 through January 2024.

What is the key take away? For each geographic area reported, we report actual statistics and provide a comparison to what was predicted.

By subtracting the expected monthly trend for actual sales data, we isolate economic and supply/demand impact. So, we easily identify Greater Austin Area markets that are performing better or worse than expected.

Get monthly trend, net sale price and other key statistics for any or all ALEX analyzed Austin Markets.

What is it? It is simplified version of Holt-Winters  that uses exponential smoothing (applied) to … values from the past…to predict “typical” values for the present and future. Exponential smoothing refers to the use of an exponentially weighted moving average (EWMA) to “smooth” a time series. See: Holt-Winters Forecasting and Exponential Smoothing Simplified.
