SUMMARY

There’s a noticeable uptick in sales and net sales $ volume contrary to expected Seasonal Trend and contrary to the Greater Austin Market. It is probable this is directly related to proximity to the Tesla HQ.

INSIGHTS

Seasonal Trends:

The number of sales surged by 22% from July and total net sales $ rose 17% compared to July contrary to expected Seasonal Trend, and contrary to the Greater Austin Market.

Luxury Insights:

The luxury segment presented mixed results. The highest net sale price reached $1,100,000, marking a substantial 38% increase from July and a 14% growth from August 2022.
However, the highest net sale $ per square foot saw a sharp decline, dropping by 38% from January.

Other Positive Highlights:

Average Cumulative Days on Market: 90 days, a 7% decrease from July.
Median Net Sale $ per Square Foot: $208.50, a 2% increase from July.
Median % Discount from List Price: 3.5%, a significant decrease of 34% from July.
