2. Total Net Sales Volume: The total net sales for the month amounted to $11,360,050. This is a 22% decrease from June 2023, but a 126% increase compared to July of the previous year.
3. Days to Escrow: The median duration was 63 days, unchanged from June 2023 but 9% longer than July 2022.
4. Median Net Sale Price: The median Net Sale Price stood at $442,500 in July, 13% lower than June 2023 and a notable 28% decrease compared to July 2022.
5. Highest Net Sale Price: The most expensive property sold for $3,650,000 in July, which is 30% lower than in June but a whopping 156% higher than the most expensive sale in July 2022.
6. Median List Price: The median list price was $459,900, which is 10% lower than the previous month and 33% lower than the same month the previous year.
7. Median Discounted Net Sale Price from List Price: The median discount was 2.8%, which increased from both June 2023 (by 58%) and July 2022 (by 79%).

INSIGHTS & TRENDS

Seasonal Trends: Typically, real estate markets experience a spike in the spring to early summer months. There was a minor slowdown from June to July 2023, which could be attributed to the cyclic nature of the real estate market.

Significant Changes: The most notable positive change is the enormous year-on-year increase in the number of sales and total net sales.
